Lease then Purchase is a company that specializes in lease purchasing homes. At Lease then Purchase our main goal is to assist our clients in selling or purchasing a home. We work with a seller or purchaser and streamline the process of putting them into a new home or helping them find a buyer for their home.

Oftentimes the seller of a home will be in a “time bind” to sell his home. In today’s market it is often difficult to move a home in a timely manner. We can do that for you with a Lease/Purchase plan. We are able to sell your home for you quickly by putting a buyer into your home with our lease/purchase technique. We work with buyers that have experienced a job loss, divorce, or some other tragedy that caused their credit scores to drop. These Buyers are responsible people with temporary credit issues and we work with them to rebuild their credit by moving them into the seller’s home. Thus, the seller’s mortgage is being paid by the tenant while we assist the tenant/buyers in repairing their credit. Once we get their credit scores where they need to be we have our “in house” mortgage broker get them the loan. Our company writes the contracts and arranges everything so both buyer and seller achieve their goals, making it a “win/win” situation for all. In essence we are helping two families to achieve selling or buying a home and we assist both in attaining that goal.

HISTORY

Lease then Purchase, LLC’s owner and manager has been in the Lease/Purchase business for 3 years. We are a husband/ wife team with Christian backgrounds. We also have sales representatives that cover the entire area. We have successfully handled over 200 lease/purchase homes giving us the expertise and experience to meet the needs of both a buyer and/or a seller. We wanted to put together a program that would create the opportunity that some people need in order to purchase a home. We have always felt that if we helped people first and were always upfront and honest with everyone, our company would succeed. Our goal is to help as many people as possible, while watching our company grow.

What We Do and How We Do It

“Lease then Purchase” finds properties from individual home owners and investors. In some cases we or our investors will purchase the property which adds to our inventory of homes. Then we set up a lease purchase arrangement so we can move a buyer into that house. Once we have the property we move forward with our aggressive marketing to find a suitable tenant/buyer for the home, usually within a 30 to 60 day period. Once we find the tenant/buyer we pull their credit and analyze the time frame needed for us to assist them in credit repair so that they can buy the house. The owner of the home is then contacted as they get to approve the tenant/buyer before we move forward. Once the tenant/buyer has been approved, we assign the contracts over to them which include the lease and the option to purchase. The tenant/buyer then moves into their new home and become responsible for all maintenance and repairs that are not already covered by insurance. Remember these people fully intend to purchase the home so they take care of it as if it is their own. After they occupy the home we “hold their hand” through the process to get the home in their name as quick as possible. This is an awesome process that helps two families making everyone a winner!!
